    Master Builders Ask, Do You Know What Design/Build or Design/Construct Means? You Should

    These real questions are answered by me and US Master Builders after receiving them from readers of my e-book, “Residential Development Made Easy.”

    Question 1.

    ‘Design / Build,’ sometimes called ‘Design / Construct’ is a development process where the contractor (the builder) engages all the consultants for the project and submits a price for the design and construction of the project to the developer
    meeting the developer’s requirements as far as aesthetics and space requirements.

    The builder, if awarded the project, goes ahead and builds the project without the developer having to deal with any consultant. This generally saves the developer the hassle of going through various tender exercises. Can you elaborate further on this issue please?

    Master Builders & Developer’s Reply:

    Essentially what you have said above is correct, however as with most things in life, there is a “BUT” involved.

    “But” – not all builders can provide ‘Design / Build services.

    Just because a builder can build a house, does not mean he can design one or supervise the design of one. Remember, in the
    pecking order of seniority in the industry, the designer architect usually ‘tells’ the builderwhat to do. ‘Design / Build reverses these roles.

    Builders are usually practical people – they get things done – and like to complain about the fancy ideas of designers. However it is the fancy ideas that distinguish your house for the one next door and makes it work better and sell better.

    Now lets go up a few rungs on the builder expertise ladder to the Master Builders level. Well as with all human endeavors, there are different levels of expertise.

    Design / Build is basically what I do at USA Master Builders.com (formally ProCustomHomes.com) except we have taken the process several steps further.

    We call our Design / Build teams, “Residential Development Teams.” Where we go further than other Master Builders is as follows:

    * We do the basic market research for you.
    * We create demand for the properties.

    Question 2.

    West Virginians Horrible Drivers Around Trucks

    Last year when I drove through West Virginia and spent some time in the mountains traveling around to the smaller cities and meeting the very nice folks I noticed something about West Virginia that I had not noticed in many other cities and that is West Virginians are horrible drivers when they are around trucks.

    On average they make very bad decisions and you would assume that people in West Virginia who are used to dealing with heavy industries and have quite a few trucks in their state driving through and also delivering to those industries would be smarter and more careful on the small two-lane highways that meander through the state when driving around trucks.

    What many drivers may not know and this really goes for any state is that trucks may weigh between 40,000 and 100,000 pounds and when you are in a big truck like that you cannot stop as fast as a car. I imagine that if West Virginians are horrible drivers around trucks they are even worse when it comes to railroad crossings.

    Many states, which had problems with drivers around trucks have instituted truck safety public relations projects. West Virginia needs a better program to prevent truck accidents involving cars, which either will not get out of the way or do very stupid things and end up causing an accident, which kills them.

    If we want to save lives on the West Virginia highway we really need to institute a better truck safety program. Personally, I drive a very large motor home that looks like a truck and I was blown away by the stupid things people would do in West Virginia, if they do those things all the time then they are lucky to be a live. Consider this in 2006.

    What are the benefits of VoIP and why you should consider it? To compete effectively in the eWorld, a decent businesses infrastructure MUST HAVE two essential components: A High-speed Internet connection and a sophisticated phone system.

    Up until now, to build a solid infrastructure, small businesses had to spend lots of money for having multiple phone lines, perhaps an 800 line, fax line, credit card machine, to name a few.     However, using a screen reader is, according to some users, considerably more difficult than using a GUI and many applications have specific problems resulting from the nature of the application. There are also open source screen readers, such as the Linux Screen Reader for GNOME and NonVisual Desktop Access for Windows.

    While Apple Mac OS X includes VoiceOver, a more feature-rich screen reader. Next month volunteer Anthony Loeff is writing about screen readers for people suffering from blindness The Macintosh OS also comes with a built-in screen reader, called VoiceOver. Only a small fraction of this population, when compared to the sighted community, have Internet access.

    Screen reader choice is contentious: differing priorities and strong preferences are common. Further functionality remains limited compared to equivalent desktop applications, the major benefit is to increase the accessibility of said websites. Screen readers are a form of assistive technology potentially useful to people who are blind, visually impaired, or learning disabled, often in combination with other AT such as screen magnifiers. Approximately 14 percent of those deemed legally blind, by any measure, have no vision. The open source GNOME desktop environment long included Gnopernicus and now includes Orca.

    This interpretation is then represented to the user with text-to-speech, sound icons, or a braille output. The rest have some vision, from light perception alone to relatively good acuity. The primary audience for such applications is those who have difficulty reading because of learning disabilities or language barriers. A persons choice of screen reader is dictated by many factors, including platform and the role of organizations like charities, schools, and employers.

    Recent versions of Microsoft Windows come with the rather basic Narrator. Most legally blind people 72 percent do not use computers. The movement towards greater web accessibility is opening a far wider number of websites to adaptive technology, making the web a more inviting place for visually impaired surfers. Later versions of Microsoft Windows include an Accessibility Wizard and Magnifier for those with partial vision, and Microsoft Narrator, a simple screen reader. The console-based Oralux Linux distribution ships with three screen-reading environments: Emacspeak, Yasr and Speakup. More and more, screen readers are being bundled with operating system distributions. Screen readers can be assumed to be able to access all display content that is not intrinsically inaccessible.

    Experimental approaches in sensory substitution are beginning to provide access to arbitrary live views from a camera.

    The latter developed in part by Knopper who has a visual impairment. Access technology such as screen readers and Screen magnifiers enable the blind to use mainstream computer applications. Linux distributions for the blind include Oralux and Adriane Knoppix. Web browsers, word processors, icons and windows and email programs are just some of the applications used successfully by screen reader users. A screen reader is a software application that attempts to identify and interpret what is being displayed on the screen.

    Confidence And Poise… Girls Do You Have It?

    How many of us are not confident about how we handle life’s situations? Truth is you may be confident in some area of your life but not others.

    I grew up a very shy person and was not comfortable going out of my comfort zone. I always stayed in the background and tried to make myself less noticeable. It was especially painful in-group activities that involved boys. But as luck would have it, it was at a school dance that I had a breakthrough.

    I was sitting in the background hoping a boy would ask me to dance but also terrified that I would get asked. It finally happened. There was a boy approaching me and I was shaking. But I noticed something odd, that he was shaking too. He stuttered when he asked me and it suddenly occurred to me, he was as scared as I was. It was a huge revelation to me. That moment changed me and in later dances I became the one who would ask the boys to dance and I felt very confident. I stepped out of my comfort zone and it became easy. This was a major step for a young girl.

    This is true in all areas of your life. Confront what you don’t want to, get it done and you realize it’s not so bad.

    Oddly enough it was my daughter who really inspired me and her friends. At 12 years old she signed up for a modeling course. It was something she really wanted to do. They taught her how to walk, hold herself up with her head high, she developed excellent poise and learned how to be comfortable in front of a lot of people while walking down the runway. They taught her how to apply makeup and how to choose clothes. She modeled for only 2 years before she decided to stop but it forever changed her and she has maintained incredible poise and confidence.

    When you have confidence and poise you will stand out and even if you don’t feel completely comfortable. Often you see people in sports with the same confidence. If you make yourself affect a look of confidence soon you will realize that you are. Motivational posters in your home or work place are a great way to remind yourself what you are trying to accomplish. There is a great motivational print called “Girl Power-Soccer” which says, “Have the courage to stand out”. Have confidence and poise and you will stand out!

    Telling Your Story: The First Ten Seconds Are A Make Or Break

    Why do people write long copy? It is not because their readers read it all! People write long stories for the same reason that restaurants that serve big portions get customers lining up at their doors. They are creating the illusion that their meal is cost effective. A long story suggests that there is a lot to say.


    The American society teaches that more is better and you are not going to single handedly change that. Instead, go with the flow — use the illusion and write long emails, long articles, and long sales letters…BUT before you do, make sure there are six questions that are answered in the first ten seconds of your copy.


    The questions are: What? Who? When? Where? How? Why?


    “What” always needs to come first in every story. “What” must also be part of the headline, subheadline or graphic and needs to dominate your marketing piece. It needs to be simple, fresh, and catchy (not tricky). It must convey what the reader will get for continuing.


    “Who” identifies your business. It must tell the reader who is telling the story and it must do so at least twice in your marketing piece. If you use your logo as your “who,” it must fuse with the “what” element of the ad. “Who” means more than a name or a logo. Some logos seem to speak to the designer, but mean nothing to the reader.


    If your logo doesn’t automatically deliver meaning, then only use it to build your brand. Remember, however, that branding is a time and dollar intensive effort.


    “Who” can be conveyed through pictures. A good picture of you, your employees, your office, or your events create a personal connection with your reader. If you offer workshops or seminars, use those pictures. People are more likely to believe a photo than a piece of artwork. If you have been in business for a while, say so “since 1982″ counts.


    Longevity builds points in the trust category. Be sure to identify with your name and weave that information throughout the entire piece. By the time you are done, your piece should be so closely identified with you that it would be impossible for someone to pirate your words or logo and put them into their marketing piece.


    “When” is usually simple to add. It needs to go further down in the marketing piece. Novices place “when” in the topic. If the readers find your information important, they will create the space to attend. If you say it too soon, before it is important to your readers, they may say “no.” After your prospects learn what is happening and who is doing it, the next question is “when.” At that point, you give days, dates and time. If it is a big event, use the year in the date. All too often, retailers leave their hours out their ads.


    “Where” may seen easier than “when.” Maybe you are thinking that you just add your address. Not so. Use your imagination for a moment: you are having a party and want a friend to come. You give directions, draw a map, and provide him or her with all the right and left turns.


    If your marketing piece requires your customers to find a location, give them complete information. (If you are sending an e-mail, give them a link to an on-line map). Add helpful details like: “look for the blue awning” or “we’re across from ‘x’ restaurant.” Be sure to include information about parking. You do not want someone to get frustrated about parking and go home.


    “Why” is often overlooked from the prospect’s viewpoint. . Many otherwise good marketing pieces fail at the “why.” “Why” addresses the importance of the event or the uniqueness of the product.


    Don’t forget that your prospect is looking for a good reason to toss your information. People have more information today than they can handle. You need a persuasive “buy now” reason in the “why” part. The answers need to tell them why they need to hear/learn about this now.


    There are only two powerful “buy now” elements that trigger action: (1) scarcity, and/or, (2) a limited time to act. Either you are going to run out of product or you are doing something for a compressed time.


    Before an event there needs to be two or three weeks with limited (scarcity) offers along the way. Item pricing will not pull an event along, but a good general selection story will. A story like “further reductions” works, but only if it is true. Your prospect will know if you are “fudging” the truth, even if your customers don’t.


    Your employees, who are your first line of contact with customers, will certainly know. Remember the “going out of business” signs that show up several times a year? Maintain your integrity and your customers will stay your customers.


    “How” are your payment or credit terms. Tell your customers about them only after you have sold them on your product or event. Don’t yell “one year interest free” or “no payments until July of 2004″ until they are excited about what you are offering. Present your special terms after they have decided they want it.


    In summary, long copy is a good choice after you fulfill the 10-second requirement of the six W’s. This way you allow both “I want to know a lot” and “give it to me fast and straight” to get what they need.
